  1. Professional consultation. Have your buyers come into your office and spend 15-20 minutes doing a Needs Analysis with them as well as explaining the steps of the buying process.
  2. Buyer Loyalty Agreement. Once you have explained the benefits you will provide by being their realtor, have the buyer sign a Buyer Loyalty Agreement. Since you’re doing all the work of finding them the perfect home in this market, it is important to ensure that they are working with you or your company. You wouldn’t take a listing without a contract, so why take a buyer without an agreement?
