Success doesn't happen by accident, but by planning and strategy. Today, I want to share with you a little bit about communication that can help your business. There are three groups you need to pay attention to:

  • Millennials and Generation Y: This group is very social. They are an optimistic bunch that likes to stay connected using social media. They prefer texts to phone calls, and put a lot of stock into ratings - your Zillow, Yelp, and Google+ ratings MATTER!
  • Generation X: This is the group I belong to! For Gen X, the economy has not necessarily been friendly. A question they might ask is: "What can I live without?" When talking with them, be sure to stay optimistic and calm. Help them make choices and keep a positive tone. They'll have questions about financial issues, and you'll have to help look for solutions.
  • Baby Boomers: These are our new retirees. They are independent, busy, and resilient. They are online AND offline, so don't dismiss them as people that will only talk to you on the phone. They like social media, email, and are going to want to use their time wisely.
If you're a business owner, or you're in sales, which group do you have the best chance of selling to? Maybe you need to reach out to one of these other groups. Design the Life You Desire

Today we wanted to share a helpful way to take control of your life. Grab a piece of paper and draw a circle, labeling the 7 major areas of life: mind, body, spirit, social, finance, juice, and profession. Now, grade how you're doing in each area on a scale of 1-5. Ask yourself: "Is this where I want to be? Am I on target to achieve my goals?" Then, connect the lines from each of the areas - you'll be able to see whether your life is on a bumpy road or if you're rolling along smoothly.

After you see where you are, it's time to create a plan of how you'll improve those areas. The goal is to rate each area of your life a perfect 5. For example, if your mindset is only rated 1-3, you need to find out how to get a 4 or 5 so you can live the life you desire. Create a plan for the books you need to read, the educational conferences you need to attend, and the people you're going to spend your time with. For every area you don't score well in, you need to take action to change it.

This chart is a great way to figure out what your goals are and what you need to do in order to achieve them. Create this chart and share it with others in order to be kept accountable. It worked for us, so we hope it works for you!

What Can You Do to Earn More Money Without Working Harder?

Regardless of the industry, mastering the art of lead conversion is crucial to a successful business. We came across a recent study and pulled some tips from it so you can work smarter, not harder, and convert more leads.
  • Call your lead immediately: By calling web-generated leads in 5 minutes instead of waiting 30 minutes, you increase your chance of converting that prospect by 21 times! If you call in 5 instead of 10 minutes? You're 4 times more likely to have success. It's simple - if you have a lead, call them soon!
  • Know when to call: Not all days are equal when it comes to lead conversion. The study found that Thursdays are best time to qualify a lead. If you don't call your lead within 5 minutes, the best time to reach them is on Thursday from 4 pm-6 pm. Calling during this time increases you chance of success by 114%!
  • Communicate: The number one complaint clients make is that agents don't communicate enough with them. You need to consider your client's needs and address them accordingly. Know their preferred method of communication - whether it's text, email, phone or in person.

For example, our team went on a surprise field trip last week to West Palm Beach where we had a cycle party. This strengthened our relationships and just allowed us to have a little fun!

Time Management Tips from the Treu Group

It may often seem like you have too much to do in your everyday life, and way too many distractions that keep you from doing these important things. However, if you manage your time correctly, you can achieve the life that you desire.

One way to better manage your time is to make a list of priorities. This should include all of the things that must be done everyday, such as exercising, reading, spending time with family and generating opportunities for new business.

Next, put those priorities in your calendar. If it's not in your schedule, it doesn't exist. I always include these must-do activities in my calendar to help remind me of their importance.

Third, adjust your mindset. Don't let anything get in the way of your routine before 11am. Personally, I always begin my day with exercise, affirmations and motivational reading. Once I've completed those daily priorities, I can start my business day.

My business day begins with prospecting for new clients in Palm Beach County. Without new business coming in, none of the other aspects of running the business matter.

Developing Core Values in a Business

A couple of years ago we visited Zappos, and it was clear that everyone there knew what they were doing and why they were doing it.

We came back as a team and began to develop core values that we strive to attain both as a team of individuals and as a growing company. It took us quite a bit of time and effort, but we finally put together a list of 10 values that illustrated who we are as a company.

We utilize these values in assessing if someone might be a good fit to join our team. We have found them to be extremely helpful in guiding us each and every day, and they also guide our company as a whole into a bright future.

 I wanted to help you put more money in your pocket – especially by working with buyers! To do this, simply follow these steps:
  1. Professional consultation. Have your buyers come into your office and spend 15-20 minutes doing a Needs Analysis with them as well as explaining the steps of the buying process.
  2. Buyer Loyalty Agreement. Once you have explained the benefits you will provide by being their realtor, have the buyer sign a Buyer Loyalty Agreement. Since you’re doing all the work of finding them the perfect home in this market, it is important to ensure that they are working with you or your company. You wouldn’t take a listing without a contract, so why take a buyer without an agreement?

However if you want the ability to do what you love for 80% of your day, then you absolutely should consider joining a team! As a matter of fact, people that are seated properly on a team make more money, have a better quality of life, and have more fun! The second part of that is determining whether or not you can do the job. If you are unable to find success in your job, you won’t find any long-term happiness. Know How to Adapt to Your Clients and Grow Your Business!

Today’s topic is one of my absolute favorites; you may or may not have heard about the DISC assessment. If you’re listening or reading this, you should take it! This will give you the opportunity to find out what you love to do and what energizes you. This is not about skill or performing a task; it’s about knowing whether you will love, thrive and do something at a high energy for a long period of time. How can you use the DISC assessment in your professional and personal life?



The DISC assessment is compiled of four personality traits with the first being “D.” This stands for dominance. A dominant person has an “I can do it” attitude, they say it like it is and are very blunt. However, they get things done!
The second letter in the DISC assessment is “I,” which stands for influence. This is the type of person that gets people to buy into a vision, follow them and is most likely the life of the party (or the party may not even start until they arrive). They are really a great person to have in your professional and personal life.

The third letter, “S,” is something we all need in our life. The “steadiness” personality type is our supporters and the people working behind the scenes. These people make sure that you get through things together but need to come from a place of understanding.

Our final letter in the DISC assessment, “C,” stands for compliance and tend to be more analytical. The compliant personality trait ensures that tasks are properly taken care of, they are thorough and accurate.

We need all four of these groups in our life and we all have these forces, but it is a matter of to what degree. What controls our actions, attitudes and beliefs? Does it really matter what you are? Honestly, no; the goal is to understand the assessment and learning how to adapt accordingly to friends, family and clients. If you are working with a client who is a “C,” you would need to be more prepared than normal and the same goes for a client who is a “D;” get to the point! 

Knowing your clients and picking up on who they are upon first meeting is essential. How do you this? Well, your “D” and “I” clients are going to be fast moving, typically won’t need to think things over and will have most likely have made a decision before your conversation is over. Don’t apply this to your “S” and “C” clients! They require more time and if you push them too hard, they will retreat. Allow them to absorb the information and even supply them with information ahead of time. Your “I” and “S” clients are all about relationships and care about who’s involved! “D” and “C” clients want everything done and done quickly!
If you haven’t taken this assessment, take it immediately! Play the game and get to know somebody. You want to create the most comfortable environment for your client which in turn will generate more business! If you need help, I’m just a phone call away. Thanks and have a great day!

Today I wanted to talk to you about leads, listings and leverage. As you are probably familiar with, I am going to apply the triangle exercise to leads, listings and leverage. In order to have a successful business, you need to have leads. Listings (or whatever your business may be) and leverage follow after. The problem is that we all want to have leverage, but that would create a very unstable business.

Our starting point has to be leads. Every year, I analyze the sources of my business so I know where to invest my money and my time. To increase your business in 2014, the first thing I want you to do is analyze your 2013 business. Did they come from the internet, were they a “sign” call or did they come from past clients and friends? The bottom line is knowing where your deals and income were generated from. Once that is established, you will know where to allocate your time, energy and marketing dollars.

What Kind of Life Do You Want to Have in 2014?

 Welcome to my brand new blog! I am going to share my favorite tips that I have learned by attending conferences, masterminds and reading great books. One of the things I like to do is teach, train and motivate; this is a way to share this information with you!

What can you expect? Twice a month, you are going to receive a video that you can share with your friends and allow them to opt in. This video is for my fellow real estate agents, business owners, salespeople and someone who is looking to achieve some exciting goals in 2014. Be sure to watch for my videos; they will be short, quick and will contain tips that you can use immediately!

The first tip I would like to share that we have personally used at Treu Real Estate is our Prophecy Letter. This is a letter that you will write to your future self. For example, imagine that it is December 31st, 2014. You wake up excited about the amazing year you just had and your letter would be written as if all your goals and dreams have been attained. My Prophecy Letter includes places I want to travel to and major goals I want to attain. I use many adjectives and descriptive words so that it creates a passion for these goals.

Be sure to have fun! After this letter is written, make a copy and then take the original and put it away. What I have found about doing this year after year, I have achieved my goals for the year and sometimes even more! Make sure you dream big, imagine and create the life you deserve in 2014. I can’t wait to hear about your success!
